Why Is There Water Around My HVAC Unit? Drain Pans, Float Switches & AC Water Leaks Explained

If you've noticed water around your indoor HVAC unit, a wet spot on the ceiling, or your air conditioner suddenly stopped running, your condensate drainage system may be trying to tell you something.
Air conditioners don't just cool your home—they also remove moisture from the air. During a hot and humid North Texas summer, that can mean a significant amount of water passing through your HVAC system every day.
Normally, that water drains safely away through the condensate drain line. But when something goes wrong, water can end up in an auxiliary drain pan, inside a mechanical closet, or eventually on your ceiling or floor.

Why Does an Air Conditioner Produce Water?
Your indoor evaporator coil gets cold while your air conditioner is operating. As warm, humid household air passes across that cold coil, moisture in the air condenses onto it—similar to water forming on the outside of a cold glass.
That water collects in the HVAC system's primary condensate pan and flows into the condensate drain.
Under normal conditions, you may never even notice it happening.
Problems begin when that water can't drain properly.
Common causes can include:
Algae, slime, dirt or debris clogging the condensate drain
A damaged or improperly installed drain line
A cracked or deteriorated drain pan
An evaporator coil freezing and later thawing
Improper drain slope
Problems with a condensate pump, where one is used
Excessive condensation or other HVAC problems
That's where secondary protection becomes extremely important.
What's That Big Pan Under My Attic HVAC Unit?
If your furnace or air handler is installed in an attic, you may have noticed a large metal pan underneath it.
That's an auxiliary drain pan, sometimes simply called an emergency or secondary drain pan.
It isn't supposed to be the normal destination for condensate water.
Instead, think of it as another layer of protection.
If water escapes the HVAC equipment or the primary condensate drainage system fails, the auxiliary pan can catch that water before it immediately reaches the ceiling underneath.
But there's an important catch:
Drain pans don't last forever.
Metal pans can eventually corrode, especially after years of exposure to moisture and humid attic conditions.

The pan shown above is a good real-world example. Significant corrosion has developed across the metal surface. If enough material deteriorates, the pan that's supposed to protect the house can eventually become part of the problem.
Why Air Done Right Has Started Coating Our Auxiliary Drain Pans
We've started adding a protective rubberized coating to auxiliary metal drain pans on applicable installations.

The purpose isn't cosmetic.
The coating creates an additional protective barrier between the metal pan and moisture, helping reduce corrosion and potentially extending the service life of the pan.
It's a relatively simple additional step, but we like adding layers of protection where practical—especially when HVAC equipment is sitting above a finished ceiling.
We don't describe these pans as rust-proof or leak-proof. No coating eliminates the need for proper drainage, maintenance and overflow protection.
Instead, we consider the coating additional corrosion protection.

But a Drain Pan Is Only Part of the Protection
Catching water is helpful.
Stopping the HVAC system before it continues producing condensate can be even better.
That's where float switches and water detection devices come into the picture.
There are several types, and you may see different arrangements depending on the equipment and installation.
What Is an HVAC Float Switch?
A float switch is a safety device designed to react when condensate water reaches a location where it shouldn't normally be.
Depending on how the system is wired, activating the switch can interrupt operation of the air conditioner.
This can sometimes create a confusing situation for homeowners:
The thermostat is calling for cooling, but suddenly the AC won't run.
It's easy to assume something electrical has failed.
But sometimes the system has intentionally been shut down because a condensate safety
switch detected a drainage problem.
In that situation, the float switch may be doing exactly what it was installed to do.
In-Line Condensate Float Switches
One common style is installed directly into the condensate drainage system.
If the drain becomes restricted and water backs up far enough to activate the float, the switch can shut down the cooling system.
That helps prevent the system from continuing to produce condensate while the drain is already backed up.
However, resetting or bypassing the switch doesn't solve the underlying problem.
The reason why the water backed up still needs to be found.
Secondary Drain Float Switches
Another configuration places a float switch at a secondary or overflow drain connection on the evaporator coil or air handler.
Under normal conditions, water shouldn't reach that level.
If it does, the rising water activates the switch and can shut the system down.
Again, the shutdown is the warning—not necessarily the actual failure.
Auxiliary Drain-Pan Float Switches
A safety switch can also be installed directly in the auxiliary pan underneath attic equipment.
If water enters the pan and reaches the switch, the system can be shut down before the pan continues filling.
This gives the installation another layer of protection:
Primary drainage → auxiliary pan → safety switch.
Ideally, you don't want to rely on the last line of defense.
What About the “Hockey Puck” Water Sensors?
Some HVAC installations use a low-profile water detection device that looks somewhat like a hockey puck.
Instead of relying on a traditional mechanical float rising with the water level, these devices can detect the presence of water at the sensor.
They can be particularly useful in locations where detecting water quickly is important.
Whatever style is installed, the goal is similar:
Detect abnormal water and help prevent additional property damage.
What About HVAC Units in Mechanical Closets?
Water protection isn't only an attic issue.
Air handlers and furnaces installed in mechanical closets also produce condensate during cooling operation.
A clogged drain in a closet installation can potentially damage flooring, baseboards, walls and nearby belongings. If the mechanical closet is located on an upper floor, water damage can potentially extend to the ceiling and rooms below.
Condensate drain maintenance shouldn't be overlooked. ENERGY STAR recommends having the condensate drain inspected as part of HVAC maintenance because a plugged drain can lead to water damage inside the home and affect indoor humidity.
The exact condensate protection arrangement depends on the equipment and installation, but mechanical-closet systems may use devices such as an in-line float switch, secondary drain switch, auxiliary pan or water detection switch.
That's one reason we look at the entire condensate drainage and overflow protection setup, rather than simply checking whether water happens to be draining at the moment.
“My Float Switch Keeps Tripping. Can I Just Reset It?”
This is an important one.
If a condensate safety repeatedly shuts your air conditioner down, don't assume the switch is defective simply because it keeps turning the system off.
There may be a reason it's detecting water.
The underlying problem could be a restricted drain, improper drainage, freezing evaporator
coil, damaged pan or another condition causing water to accumulate.
Regular preventative HVAC maintenance can also help identify restricted condensate drains, deteriorating pans and other drainage issues before they cause water damage.
Repeatedly resetting or bypassing a safety device without determining why it's activating can remove an important layer of protection from your home.
What Should I Do If I See Water Around My HVAC Unit?
If you discover water around your indoor HVAC equipment, take it seriously—particularly with equipment located above finished areas of the home.
If it's safe to do so, turning the cooling system off can help prevent it from continuing to produce condensate while the source of the water is investigated.
And if you notice a new water stain on a ceiling underneath an attic HVAC system, don't automatically assume it's a roof leak.
The HVAC system and its condensate drainage should be checked too.
A small ceiling stain can sometimes be the first visible indication that something above it isn't
draining correctly.
If a float switch continues shutting the system down, an AC repair technician should determine why water is reaching the safety device rather than simply bypassing the switch.
Condensate Protection Is About Layers
There isn't one component that protects a home from every possible HVAC water leak.
Good condensate management uses multiple layers.
The primary drain handles the water during normal operation. Secondary drainage or overflow protection provides another path or warning when something goes wrong. An auxiliary pan can help contain escaped water. Float switches and water sensors can shut equipment down when abnormal water is detected.

None of these replaces proper installation or maintenance.
